Project Engineer

DEB Construction, certified as a Great Place to Work® is seeking a dynamic Project Engineer with previous commercial tenant improvement construction experience.

Job Summary

Supports multiple Project Managers and Superintendents on projects of various sizes. The role revolves around all documentation required to support and ensure successful projects. This includes but is not limited to: RFI’s, Submittals, Construction documents and addendums, photo documentation, daily reporting, schedule maintenance, job walks, estimating and change order support, meeting minutes, billings and tracking, management and issuance of all construction documents and reports.

Essential Job Functions & Tasks

  • Estimating
    • Determine trades and generate 1st draft of estimate form.
    • Set-up estimate form for population by the PM’s.
    • Creation of Rough Order of Magnitude (ROM) estimates for select projects with oversight by the PM.
  • Bidding
    • Work with the Project Managers to ensure appropriate subcontractor coverage is obtained on every bid.
    • Assist the Project Manager to identify the sub trades required for a bid, and selection of the subcontractors that will be invited to bid.
    • Managing and tracking the proposal process with the subcontractors.
    • Creation of a cohesive and organized bid on Bid mail.
    • Select qualification of all subcontractor bids with the Project Manager to ensure bids are consistent with the scope outlined in the bidding documents.
  • Process Submittals
    • Request material submittal from subcontractor- Perform a preliminary review to ensure compliance with the construction drawings and specifications.
    • Obtain approval from architect.
    • Distribute to appropriate parties.
    • Create and maintain submittals on Procore.
  • Track, Distribute, and Log RFIs
    • Manage, distribute and track RFI’s. Establish possible RFI solutions for presentation to the Project Manager.
    • Track separately if an RFI has a cost impact.
    • Create and maintain RFI’s in Procore.
  • Construction Document Processing
    • Manage plans- Ordering, organizing, superseding and distributing drawings and specifications.
    • Maintain (slip sheet) and update the drawings on the site so that they always contain the most up to date drawings.
    • Post all RFI’s to the drawings.
    • Ability to understand the questions posed in an RFI and the ability to identify possible solutions.
  • Daily Photo Documentation
    • Ensures Superintendent takes a minimum of 20 photos per day. Representative photos should be received each day and cataloged.
    • Distribution of five (5) photos to the management team on a daily basis – as necessary.
  • Schedule Update and Verification
    • Perform a weekly walk on site, as coordinated with the Project Manager, and verify the overall status of the project as well as a safety inspection.
    • Update the Master project schedule weekly for distribution to the client. The weekly update of the Master schedule must align with the Superintendents 3 week look ahead.
  • 3 Week Look Ahead
    • Issuance of the 3 week look ahead schedule generated by the Superintendent to all subcontractors on the project. Must be proficient at creating and maintaining Microsoft Project 3 week look ahead schedules and the ability to understand the proper sequencing of project construction.
  • Meeting Minutes
    • Participate in the weekly Owner/Client meetings or conference calls and memorialize all discussions, decisions and action items.
    • Maintain and issue the weekly meeting minutes, RFI and Submittal logs throughout the life cycle of the project.
  • Owner Billing
    • Creation of “Pencil” billings for PM review and approval for select projects
  • Permits
    • Manage, track and maintain all permits necessary to perform the work.
    • This should include all bonds

General Requirements

  • Must have a positive attitude towards change.
  • Must be proficient in MS Word, Excel, Outlook, Project and Procore a plus
  • Must have the ability to identify the need, remove barriers, build a team and have the know how to make things happen.
  • Must value diversity of ideas, opinions and people.
  • Must be a good communicator both written and verbal.
  • Must be “Team” player and be willing to do what is necessary to ensure the project is successful.
  • Must be goal oriented and have a long term goal of becoming a Project Manager.
  • Employees must have a valid California Driver License and a clean driving record. All final candidates will be subject to a Fitness for Duty Test, Drug Screen, Motor Vehicle Report, and a Criminal Background Check prior to hiring.

Physical Requirements

  • Requires work indoors and outdoors in office and or job/construction sites.
  • Requires visiting job/construction sites in personal vehicle.
  • Must wear personal protective equipment (PPE) as required. Such as boots, hard hat, safety vest, safety glasses, ear protection, etc.
  • Must physically inspect job/construction sites. Often job/construction sites have non-ADA compliant or accessible surfaces, tight spaces, elevations, rooftops, or floors and can require physically demanding situations.
  • Must be able to climb ladders and scaffolding to access roofs.
  • Can be exposed to hazards of job/construction sites, loud environments, and hazardous equipment.
  • Can be exposed to all types of weather conditions while working both indoors and outdoors.
